Red Flags to watch out for when selling your home

Selling a property is a complex process, and even small mistakes can have a big impact on the outcome.

There are plenty of pitfalls that sellers need to try and avoid on the path to a successful sale, and each slip-up could end up costing you thousands.

Here are five of the biggest red flags to watch out for on your home selling journey.

1. Overpricing your property

Setting the right asking price is one of the most crucial steps in selling your home.

Overpricing can turn buyers away before they even step through the door, and failing to generate early interest can make it harder to secure a strong sale.

“Once you’ve exhausted that marketing campaign and you haven’t got a sale, it gets harder every week that goes by after that,” said John Costanzo. “Six weeks from now you could be staring down the barrel of a lower price.”

To stay competitive, research recent sales in your area and work closely with your agent to set a fair and appealing price. Adjusting your strategy if needed can prevent your property from stagnating on the market.

2. Skimping on presentation and marketing

It may be tempting to cut costs, but strong presentation and marketing are essential to attracting buyers. Home staging and minor cosmetic improvements, like a fresh coat of paint, can significantly boost your sale price.

“The biggest thing I find with properties that don’t present well is that buyers walk in and buyers walk out,” said Max Klimenko.

He added that home staging often delivers a tenfold return on investment, with $4,000 spent potentially adding $40,000 to the final price.

3. Ignoring necessary repairs

Buyers will notice, and even small issues can create the impression that a property hasn’t been well-maintained. Leaking roofs, faulty wiring, or dripping taps may also surface in building inspections, leading to renegotiations or lost deals.

A thorough walk-through with your agent can help identify and address red flags before listing. Major structural defects should be carefully considered and factored into your price expectations.

4. Being inflexible with inspections

Opening your home for viewings can be inconvenient, but making it as accessible as possible is key to attracting serious buyers.

“We opened the house two to three times per week to maximise exposure,” said Ben Major, who recently sold his Sydney home.

He noted that the winning bidder had requested a private inspection, reinforcing the importance of saying yes to every opportunity.

5. Choosing the wrong agent

Your choice of agent can significantly impact your sale outcome. While commission costs matter, prioritising experience, local market knowledge, and a strong sales record is far more important.

“It’s a stressful process, so it was nice to have someone who we were confident was completely on top of what was happening,” said Mr Major.

Research local experienced agents with great reviews to find one who understands your property’s value and can guide you through a successful sale.
